To contribute to St. Maarten’s sustained economic development by being the trusted provider of customer-friendly, timely, and accurate services related to all registered properties to its clients in an efficient manner by using the latest proven technologies.
To collect data required to provide accurate land surveying-, spatial data-, and mapping services and legally record ownership of property, vessel, aircraft and telecommunication’s network, in order to accurately determine property value.
Prior to 1869, parcels of land were described in so-called “Scabinal Deeds”, which were prepared by magistrates and executed before a court of justice. The concept of Scabinal Deeds dates from the middle ages. Nowadays, notaries carry out this function by preparing notarial deeds. With the introduction of the Dutch Civil Code in the Netherlands Antilles on May 1st, 1869, the Office of Conservator of Mortgages was established and the profession of notary was introduced. Together, they ensured the proper registration and transfer of ownership of properties in accordance with the law. In 1962, an official Land Registry Office was established on Sint Maarten. Later in 1999, the current organization was established as a private foundation. On October 10, 2010 the Netherlands Antilles were dismantled, and St. Maarten became a constituent country within the Kingdom of the Netherlands. Subsequently, the articles of incorporation of the Foundation was amended in October 2011.
THE ROLE OF THE CADASTER IN THE COMMUNITY OF SINT MAARTEN
Cadastre is the official registrar of the ownership of immovable properties in St. Maarten. Individuals and establishments such as notaries, real estate companies, banks, and law firms, as well as the judiciary system utilizes the information from Cadastre as the official registrar of properties. Based on its tasks as established by law, the Cadastre plays a crucial role in the overall economic development of St. Maarten.
Fun Fact
The name Cadaster comes from the French ‘Cadastre’ and the Latin ‘Catastrum’, that means: description of the property.
